Westmount

Location

Westmount is a large neighbourhood situated in the southwest corner of London, Ontario. It spans over such a large area that there are four subdivisions within – Cranbrook, Norton Estates, Berkshire Village and Rosecliffe. Westmount is located in a fantastic area of the city, boasting proximity to green spaces, plenty of amenities, schools and more! Commissioners Road West and Wonderland Road South make up the main intersection in this area. Its boundary lines go from Southdale Road West and up to Commissioners and the Thames River, and then from Andover Drive to the Byron Gravel Pit. Quick access to major arteries in the city along with several LTC bus stops throughout provide residents with unlimited access to the city at large.

Neighborhood

Potential buyers will notice the fact that the neighbourhood oozes a strong sense of community and hospitality. Developments began in the 1960’s in the east end, and since then the neighbourhood has seen a variety of housing developments. Apartment buildings, new builds, row housing, townhouses and single-detached family homes comprise the majority of properties in this area. Because construction began in the 1960’s, buyers will see a definite maturity throughout the neighbourhoods. This is beneficial for those who prefer to live in a more natural looking environment. The maturity also means the “cookie-cutter” style housing is less apparent throughout the subdivisions.

The western side of Westmount is relatively new and full of beautiful single detached homes. Price-points vary and can climb up to almost $1m asking price. Buyers, don’t let these prices intimidate you! Westmount is a revered area of town but also full of affordable and beautiful homes for sale. From $100k immaculately maintained three bedroom duplexes and beautiful side splits starting at $300k to seven bedroom estates starting at $1.1m there is something for families and varying incomes. The average list price sits at the low $600,000s.

Schools

This large and well established neighborhood has plenty of schools that fall within the district, including Catholic and Public schools. There are four schools that are located within the boundaries of Westmount and are within walking distance for many of the families: Saunders Secondary School, Jean Vanier Catholic School, Westmount Public School, and W.
