Fairmont

Location

Fairmont is a fair sized neighbourhood nestled in the southeast end of London, Ontario. It’s located within the boundaries of the Argyle community. The location is exceptional as its boundaries are defined by two bodies of water – the Thames River and Pottersburg Creek. Residents are away from the hustle and bustle of the city but have quick access to everything via Hamilton Road and the intersection of Highbury Avenue and Trafalgar Street.

Neighborhood

The properties available in Fairmont vary, but homes are generally smaller in size, making it a very affordable location. On average, home in this neighborhood go for the mid to high $200,000s. Buyers in this area can expect large lots and row housing, duplexes, side splits, single detached houses and bungalows. There are many cul-de-sacs throughout the neighbourhood which minimise traffic and most yards are fenced; this ensures maximum privacy for most residents. Most of the homes in this area were built in the 60s. 

Schools

There are plenty of schools that fall under the Fairmount district, including French Immersion, Public, Catholic and Private schools. St. Bernadette Catholic Elementary School, Tweedsmuir Public School, and Fairmont Public School all fall within the boundaries of Fairmont, which means that they are within walking distance for most of the families within the neighborhood. While London Christian High doesn’t fall within the Fairmount neighborhood, it’s just on the other side of Gore Road, making it a walking-distance possibility for some of Fairmont residents.

Amenities

Families and pet-owners will enjoy this area of town which is surrounded by lush, built up greenery and has a country-living feel. Fairmont Park is centrally located in the neighbourhood and is complete with walking paths surrounded by an extensive oak forest. Residents with dogs also enjoy the Pottersburg Offleash Park, which is near the Thames River and the Meadowlily Trail. Attached to the Meadowlily Trail is East Park London, which is a golf course, and multi-recreational centre. East Park is a favourite London pastime that offers a ton of activities including a water park, go-karting and rock climbing. These activities make it the perfect destination for kids, especially during the summer holidays!

For general amenities within the Fairmont neighbourhood, look to the intersection of Highbury Avenue and Hamilton Road. Facilities here include a mix of big-box names and locally owned businesses. No Frills, Kohn Meat Market, Petro-Canada, Scotiabank, Howie’s Pet Food Warehouse, Rico’s Pizzeria, Tim Horton’s, Subway and McDonald’s are in this area – to name a few. There is also a great shopping area at Trafalgar Street and Highbury Avenue, which includes FreshCo, Surplus Furniture & Mattress Warehouse, Dollarama, a variety store, Alicia’s Fine Foods, Mexicactus Bar & Grill, and Yardigans Estate Liquidation Services. In addition to necessary amenities, Fairmont is home to the YMCA Bob Hayward Branch. This centre is complete with an indoor pool, gym and playroom for children from three to five years of age. This neighbourhood is perfect for small families and first-time homeowners. Fairmont is tucked away from the busyness of the downtown core but still provides quick access to major intersections – connecting it to the city at large. This neighbourhood is close to schools, parks and amenities – the perfect destination for potential buyers.
