Broughdale

Location

Broughdale is considered part of Old North London. It’s located just East of Western University and runs along the Thames River. It’s between Windermere Road and Huron street. Richmond street runs straight through the middle of this neighborhood. As it’s so close to the Masonville area, downtown, and Western University, it’s an incredible location for commuters.

Neighborhood

Broughdale is a beautiful neighborhood with a beautiful mix of historic homes that were built in the late 1800s and the early 1900s. Most of the homes are single detached family homes, but there are also some three story walk up buildings, high rise apartment buildings, and student housing. A lot of these old homes have charming characteristics like beautiful brickwork, large covered porches, hardwood floors, woodwork within the house, and gorgeous fireplaces. The average price in this neighborhood is in the mid $500,000 range.

Since this area is so close to the University of Western Ontario and hosts Kings University College in it, there are a lot of students in this neighborhood. There also happens to be quite a few older retired couples in Broughdale as well.

When you move to Broughdale, you’re moving into a neighborhood with an incredible sense of community. One heart-warming example of this is happened once when an old widow in Broughdale had the beautiful, giant garden her late husband built her trampled by a bunch of university students. The neighbors all pitched in and together through time, effort, and money, restored her garden to its former glory.

Schools

Kings University College is within Broughdale and the University of Western Ontario is also close by. As for elementary and secondary schools, there are Public, Catholic, and French Immersion schools within this district

Amenities

While this is a highly residential area and a University area, it’s also absolutely beautiful. It’s cradled by the Thames River and has multiple parks, lots of green space, and treed areas. Broughdale Park is great for family visits as it has a play structure and a swing set. Ross Park lots of green space perfect for throwing the ball around, playing frisbee, and having a picnic. Sunshine Park is a beautifully maintained area with stunning trees and lush grassy stretches. There are also gorgeous hiking and biking trails along the Thames River. Just outside of this neighborhood, Gibbon’s Park is also super close, and it has a splash pad, a tennis court, an outdoor pool, and even two playgrounds!

Within the neighborhood is local eats and convenience with King Richie’s Pizzeria, a Variety store and Broughdale Pub Wok n Grill.

Since Broughdale is so close to UWO and Kings University College, one of the great amenities of this location is its proximity to University buildings and Halls, which is great for current students and Alumni that stay connected. Within the borders of the neighborhood is Elgin Hall, Alumni house, Medway-Sydenham Hall, Kings, Darryl J. King Student Life Centre, Cardinal Carter Library, Elizabeth A “Bessie” Labatt Hall.

When it comes to weekly errands and home essentials, there are a couple of close shopping districts. Huron Street and Adelaide Street North is a short drive away. It has a bank, The Beer StoreMarino’s Restaurant and BarFreshCoMerla Mae Ice CreamUnited Supermarket, a gas station, a Home Hardware, a Shoppers Drug Mart, and some fast food restaurants.

The other nearby shopping area is Masonville Mall, which has the Rec Room and Silvercity for entertainment, delicious restaurant options, clothing stores, home decoration stores, and many other shopping choices.
